Run those cycles out and the picture flips. Over the life of one concrete surface, an asphalt one may be resealed several times and resurfaced or fully replaced once. For an owner planning to hold a property long-term, concrete's higher upfront cost is frequently the cheaper decision. Concrete handles concentrated and static loads that make asphalt rut — loading docks, trash enclosures, drive-thru lanes, and truck aprons where vehicles sit, turn, and idle. Asphalt is faster and cheaper for large open drive aisles and easy to patch. Many commercial sites use both: concrete at the load and turning points, asphalt across the open field.

The failure mode that decides most commercial jobs is rutting. Where trucks stop, idle, and pivot — a dumpster pad, a drive-thru window, a dock apron — the load is concentrated and constant, and asphalt deforms under it, especially in summer heat when the surface softens. Concrete stays rigid under that same load, which is why national QSR and warehouse standards so often specify concrete at exactly those points.

For the wide-open parts of a lot — the drive aisles and general parking — asphalt's lower cost and quick install are real advantages, and its patchability makes repairs simple. A well-designed commercial site uses each material where it is strongest. Can you put concrete over an old asphalt driveway?

Pouring concrete directly over asphalt is generally not recommended, because asphalt flexes and holds heat differently than a proper sub-base, which can lead to cracking. The durable path is to remove the old surface, prepare and compact a suitable sub-base, and pour the concrete on that.
