Why does concrete fail on a Raymore house that is only twenty years old?

Because the driveway is as old as the house, and the builder who poured it was never going to own it. The original slab was a line item in a house package — thin section, mesh on the ground, joints tooled instead of cut. Lagonda clay-loam barely moves. At fifteen to twenty-five years, the shortcuts come due, not the soil.

Raymore grew past 27,000 people on 1990s-through-2020s construction, so nearly every slab here was placed by somebody who would be gone before it aged: a builder poured the driveway in Creekmoor or Stonegate and handed over the keys; a developer poured the warehouse floor at Raymore Commerce Center and handed a tenant a lease. Neither was writing the check for the second one.

The ground is not what is failing. Cass County's Lagonda series clay-loam has moderate shrink-swell — less movement than the Wymore clay north in Grandview — and a 36-inch frost depth with 42 inches of rain a year are ordinary numbers here. A driveway at 4,000 PSI on a compacted granular base, with saw-cut timing that beats the concrete's own shrinkage, outlasts its second owner. When one fails at eighteen, look at the subgrade and the joints, not the clay.

The 13 services we run in Raymore, sorted by who poured it first

Most work here starts with concrete you did not choose, so the list runs inherited first, chosen last. The slabs that came with the house: Driveways, sidewalks and walkways, and the original patio were poured on the builder's schedule, priced into the closing. You inherited the mix, the base and the joint spacing together, which is why they fail together across Foxwood Hills, Timber Creek and The Meadows — and why Peculiar walkways answer to the same cross slope limits.

The slabs a developer poured for a tenant who did not exist yet. Warehouse floors in the Class A space at Raymore Commerce Center, parking lots on the MO-58 retail corridor at Hawk Ridge Shopping Center, and the curbs and gutters and ADA ramps that came with them. Dean Avenue carries loaded trucks toward I-49, and braking at the MO-58 interchange drives horizontal force into slab edges detailed for a shell building, not a tenant — a question about load transfer, not thickness.

The first concrete decision you actually make. Repair keeps the slab you have while the panels are still sound. Overlays work only once what is underneath has stopped moving, or the crack below returns through the topping as reflective cracking. The same call runs through Belton overlays and Harrisonville repairs on this same Cass County clay-loam.

The concrete nobody hands you. Retaining walls, pool decks, stamped concrete and stained concrete are the only slabs here that were your idea — and the ones architectural review looks hardest at around Creekmoor Golf Club and Silver Lake.

Four shortcuts that made sense on a Raymore build schedule, and what they leave you

None of these were incompetence. Each saved a day or a truck on a build that had to close on time. The cost landed on a different owner.

The shortcutWhy it made sense to the builderWhat shows up at 15–25 yearsWhat the replacement does instead
Slab poured straight on the graded lotThe pad was already flat; a base is a truck and a dayPanels that rock, a dip through the middle, cracks that ignore the jointsProof roll the subgrade, undercut soft spots, 4–6 inches of compacted granular base
Wire mesh laid on the groundIt satisfies the "reinforced" line on the spec sheetMesh at the bottom carrying nothing; cracks open wide instead of staying tightMesh or bar chaired to mid-depth, joints at roughly 10-foot spacing
Joints tooled, not cutA tooled joint looks finished at the walkthroughRandom cracks a foot off the joint, which never activatedSaw-cut timing inside the first 4–12 hours, cut a quarter of the slab depth
Poured while the lot was still a jobsiteThe drive is the last truck access — pour it and get the certificate of occupancyA dip crossing the drive above the sewer lateral; ruts bladed flat, never recompactedBackfill the trench in lifts with compaction tested; pour after the heavy traffic

The last row is the one people miss: a trench cut for a water or sewer lateral gets backfilled loose, the slab goes over it, and a clean line of settlement crosses the drive ten years later. Removing the old slab and repouring will not fix it if the trench is never touched — that is trench work first, concrete second.

Raymore permits, the HOA letter, and what we can honestly claim here

Flatwork in Raymore needs a permit through the Building Division, and a city growing this fast keeps inspections active. Any site disturbing an acre or more — most of the Commerce Center work — carries a MoDNR land disturbance permit and a stormwater plan. Washout gets contained and hauled, not tipped into a curb inlet on Madison Street or the drainage at Hawk Ridge Park.

Then there is the letter. HOA prevalence in Raymore is high, and in the covenanted subdivisions architectural review sets your calendar, not the crack. The submittal wants a finish, a color and a joint layout, not a phone quote; we have written enough HOA concrete scopes to send it that way. If only two panels are bad, panel replacement is often what review approves fastest; if the whole drive is under review, the driveway replacement walkthrough covers what gets specified.

We will not pretend we have a Raymore job. The commercial work we point to is real and somewhere else: Taco Bell in Overland Park, Domino's in Independence, Amazon in Riverside. Nuuly and Southern Glazer's run big floors at the Commerce Center and we did not pour them. Calling any of that Raymore work would be a lie, and an easy one to check. The 4.9-star average across 29 Google reviews is KC-metro property owners, not Raymore neighbors. We are 30 minutes south of the shop by I-435 and I-49 — the Belton, Harrisonville and Lee's Summit crews are these crews.

Why Raymore Trusts Ford Concrete

Built For The Second Owner

The original slab in most Raymore neighborhoods was priced into a house package. We build the one that replaces it to last past the next closing — proof-rolled subgrade, compacted granular base, 4,000 PSI.

We Look Before We Quote

Sounding the panels and digging a test hole tells us whether the base failed or only the surface did. That decides repair, overlay, or replacement — and it happens before you get a number.

HOA Submittals Handled

Architectural review in Raymore's covenanted subdivisions wants a finish, a color, and a joint layout. We put that in front of your board in the form it expects.

Cass County Conditions

A 36-inch frost depth, 42 inches of rain a year, and Lagonda clay-loam with moderate shrink-swell. Joints cut on time and drainage that leaves the slab do the work here.

Commercial Concrete in Raymore

Raymore has grown into one of the fastest-expanding South Cass County cities, and the commercial concrete demand follows the retail along 58 Highway and the new pad sites near Raymore Activity Center. QSRs need ADA-compliant approaches and heavy-use drive-thru lanes, retail tenants need parking lots and curb islands, and HOA managers in developments across Raymore need community sidewalks, ramps, and clubhouse patios. We also handle building pads for new construction and curb and gutter for municipal projects. Ford Concrete is just 16 miles from our Taco Bell pad in Overland Park, so mobilization is tight. If you're planning new construction or a lot rebuild, start with our HOA concrete services or request pricing on ADA ramps and compliance.

Raymore Concrete FAQs

My Raymore driveway is only twenty years old. Why is it already cracking?
In a city built mostly since the 1990s, the driveway and the house are the same age, and the driveway was poured to a builder's budget on a builder's schedule. The usual findings are a thin or missing granular base, wire mesh lying on the subgrade instead of chaired at mid-depth, and joints tooled rather than saw-cut in time. Cass County's Lagonda clay-loam moves moderately, but it is not what cracks a slab built correctly at 4,000 PSI. Sounding the panels tells us which one you have before anything gets quoted.
Can you overlay a builder-grade driveway instead of replacing it?
Sometimes, and the test is whether the slab underneath has stopped moving. A bonded overlay needs a sound substrate, the laitance ground off to a real surface profile, and a minimum thickness that will not curl. If the panels still rock under load, or the crack is active rather than dormant, the overlay telegraphs it back within a season or two as reflective cracking and you have paid twice. Where the base is intact and the surface is only worn or scaled, an overlay is genuinely the cheaper answer.
Have you actually poured concrete in Raymore?
We work across the KC metro from a shop 30 minutes north in Independence, but we are not going to name a Raymore landmark we did not build. Our commercial work is Taco Bell in Overland Park, Domino's in Independence, and Amazon in Riverside — real projects, none of them in Raymore. The 4.9-star average across 29 Google reviews comes from KC-metro property owners. What we will do here is show up, dig a test hole, and tell you what is under your slab before you spend anything.
