Peculiar grew fast off the I-49 corridor south of Belton, and most of that growth landed on big lots — rural-residential acreage where the house runs on a private well and a septic system, not city utilities. That changes the first move on almost every job. Before we talk about a driveway, a shop pad, or a patio, we find out what is already in the ground: the septic tank and its drainfield, the lateral lines feeding it, the well and its supply line, the buried propane run to the house. The big footprints have to be sited clear of the septic field and the well before anything else, so they come first: driveways, shop and barn floors, parking and yard pads, and patios. Next are the surfaces that tend to cross where the lines run out to the house: sidewalks and walkways, curbs and gutters, and ADA ramps. Then grade and the finishes that go on ground already cleared and proven: retaining walls, pool decks, stamped concrete, and stained and colored concrete. And when a slab did get poured over something it should not have, the fix is concrete repair or overlays and resurfacing. Peculiar runs permits through City Hall, and out on the acreage the county comes into it too — septic systems in unincorporated Cass County answer to county health rules, so a new drive or pad near a field has to respect the setbacks already on record. Jobs disturbing an acre or more fall under Missouri land-disturbance rules through the MoDNR. This is the Missouri side, so Kansas rules and the state line do not apply here.
