On most jobs we build the ground the floor sits on. In De Soto, increasingly, someone else already did — millions of cubic yards of it, fast, before your building was drawn. So the first move is not a slab design. It is getting the geotechnical report and the compaction records for the pad you were handed, and reading them.

This is the live question in De Soto right now. The Astra Enterprise Park and Flint Commerce Center ground off K-10 has been graded at a scale the metro has not seen, and engineered fill is only as good as the testing that went with it. Fill placed and tested properly is excellent floor ground — often better than what was there. Fill placed fast with thin documentation is a slab that settles in year two, and by then nobody can tell you why.

What we want to see before designing anything: the geotechnical report for your pad specifically, the compaction test results with locations and depths, how deep the fill runs and whether the depth changes across your footprint, and where the fill meets original ground. That last one matters most — a slab bridging from deep fill onto native ground settles differentially, and differential settlement cracks floors that would have been fine on either ground alone — whatever the rack load design says.

Two grounds in one small city

De Soto's other half is nothing like the megaproject ground. The old town core near K-32 and the Kansas River sits on river-laid ground with water moving under it, carrying small-shop and service buildings whose slabs date to the 1960s through the 80s. Up on the Kill Creek uplands, the ground is Johnson County clay that holds water and softens once it has it.

Three different situations inside one small city, and they do not share a base detail. What they share is our sequence: proof-roll the exposed subgrade under real weight, correct the soft ground instead of bridging over it, build the base back in compacted lifts, and seal the vapor retarder directly against the slab underside. On new fill that step is not optional — freshly placed fill carries construction water for a long time, and the moisture has one way out, which is up through your floor and into whatever you put on it.

Building to the traffic you will actually run

Once the ground is settled as a question, the floor follows the work. Racking sizes the slab: the pressure under a post baseplate sets thickness and reinforcement, and it is a real number that comes off the rack drawings rather than a default someone picked.

Flatness follows the lift height. Forklifts moving anywhere on the floor are random traffic and get an overall FF/FL number to ASTM E1155. High-lift turret trucks in narrow aisles run fixed paths and need defined-traffic tolerances along the aisle lines — worth buying if the building has those aisles, wasted if it does not. Joints get an early saw cut on a planned layout, a dowel basket at construction joints for load transfer, armored joints where dock impact lands, and filler after the slab has done most of its shrinking.

Fill placed quickly with thin testing behind it can settle under a loaded building, and by the time it does, nobody can reconstruct what happened. That is why we read the records before quoting, and then proof-roll the subgrade ourselves anyway. Records are evidence; a loaded proof roll is proof.
Why does a brand new slab sometimes fail a moisture test for months?
Because new fill holds construction water, and the water has only one way out. Fill placed and compacted over a short season carries a great deal of moisture, and once your building has a roof, that moisture migrates upward through the slab rather than evaporating off the site. If the vapor retarder is not sealed directly against the underside of the slab, the floor can stay too wet to coat far longer than any schedule allows. It is the most common reason a new building's coating date keeps moving.
