In Greenwood, the building is older than the floor — and the walls get a vote
In Greenwood's Main Street buildings, a new industrial floor gets designed around the walls rather than the other way around. We isolate the slab from century-old footings, keep excavation off them, and pour a floor that carries its own load without pushing anything into a wall that was never built to take it.
The historic storefronts along Main Street date to 1910. They have carried their roofs for more than a century, and they have done it on foundations nobody has a drawing for. When the tenant behind one of them needs a real working floor — a shop slab, storage that takes a pallet jack, a light-fabrication bay — the concrete is the easy part. The rack load question that dominates a distribution building barely registers here. The building is the constraint.
Get that backwards and the damage does not show up in the floor. It shows up in the wall, months later, and it is not a concrete repair at that point.
What sits under a 1910 wall, and why the slab cannot lean on it
A storefront wall from that era rests on whatever the builders had — commonly a shallow footing of stone and lean concrete a couple of feet down. It has stood because nothing has disturbed it and it has stayed reasonably dry. A floor replacement threatens both of those conditions at once.
Machine excavation alongside that footing takes away the soil holding it laterally, and there is no reliable way to know how deep it goes until it is exposed. So the last few feet get dug by hand, carefully, and if what we find is worse than expected the design changes before any concrete is ordered. The new slab then stops short of the wall at an isolation joint — a real gap with a compressible filler in it — so the floor can shrink and move without handing a pound of load to the wall.
Water is the second threat. A slab cast tight against old walls gives moisture a direct path into them, and a vapor retarder that simply dead-ends at the wall line is not finishing its job. The sheet gets turned up and terminated deliberately. Then we read the slab with F2170 RH probes before anything gets coated, because in a building that never had under-slab protection to begin with, the new floor is the only barrier in the assembly.
The right floor for what Greenwood actually runs
Greenwood does not have distribution buildings, and we are not going to write as though it does. The industrial floor work here is shops, storage, and light fabrication behind the Main Street storefronts, plus the service space behind the retail at the MO-150 and MO-291 junctions.
That changes the specification honestly. This is random traffic — a pallet jack, a small forklift, carts, and people going wherever the work happens to be — not fixed aisles. Which means chasing FF/FL numbers verified to ASTM E1155 across the whole slab is the wrong tool at this scale. Nobody in Greenwood is running VNA trucks down a defined aisle at thirty feet, and specifying a floor as though they might just spends the owner's money in the wrong place.
What does earn its cost here: joints in sensible places, cut on time, and a surface that survives what actually rolls across it. Where a shop takes steel or hard wheels, a dry-shake hardener is worth it. Where it takes a pallet jack twice a week, it is not. The spalling on the historic walkways out front is a separate story — freeze-thaw and deicer on exterior concrete — and it belongs in its own line on the scope rather than blended into the floor.
Permits, and the crews behind a Greenwood floor
Greenwood permits through City Hall, and work in the Main Street historic district draws more attention than a job out on the highway — which is reasonable, given what the district is. Site disturbance on the Missouri side falls under MoDNR. Underneath is Jackson County's Wymore and Ladoga clay, which swells and shrinks as its moisture changes. Inside a heated building it largely stops cycling; the perimeter and any exterior apron never get that protection, which is one more reason the slab and the wall stay separate elements.
