Spring Hill's industrial floors are young enough to save
Almost every industrial slab in Spring Hill was poured after 2010, which changes the conversation. Nobody here needs to hear about tearing out a failed floor yet. What matters is the short list of year-three decisions, joints and filler and the surface, that decide whether the floor is still good at twenty.
A young floor hides its future well. It looks fine while the joint filler is quietly shrinking away from the edges, while the first curl lifts the panel corners a hair, while hard wheels start polishing a travel lane. None of that is a problem yet. All of it is cheap now and expensive later, and the buildings along the US-169 corridor and out in the Spring Hill Business Park are hitting exactly that window.
This is the least dramatic work we do and the highest-return. A floor that gets its joints filled correctly once, before the edges start breaking, does not become the floor that needs a bay shut down for replacement in fifteen years.
Rock close to the surface on the Johnson–Miami line
Spring Hill straddles the Johnson and Miami county line at the south end of the shallow-limestone shelf, where rock sits roughly three to eight feet down under a clay-loam cover. For a floor, that is a favorable hand: firm bearing and modest settlement. It is one reason the newer slabs here are in as good a shape as they are.
What the rock does not do is drain. Water that gets into the subbase sits there, which is why the newer mixed-use buildings around town show heaving and moisture trouble at the residential-to-commercial edges more than they show settlement. On any slab getting a coating, we take F2170 RH readings rather than trusting the calendar, and where the vapor retarder was placed correctly at the original pour, it usually shows up in those numbers years later.
The year-three decisions: joints, filler, and the surface
Three things are worth doing to a young Spring Hill floor. First, the joints. Filler goes in after the slab has done most of its drying shrinkage — too early and it debonds, too late and the edges have already been chipped by wheels. If a floor was filled at 30 days because the schedule demanded it, the filler is probably failing now, and re-filling it is straightforward while the saw cut edges are still square.
Second, curling. Panel edges lift as the top of the slab dries faster than the bottom. On a five-year-old floor the lift is usually small and stable, and the fix is grinding the high edges flat and filling behind them, not replacing panels. Ignore it and every pallet jack that hits the lifted edge takes a piece of it.
Third, the surface. Where a Spring Hill building runs real traffic — a last-mile operation working carts and pallet jacks all day is brutal on a floor even without a single high rack — the concrete polishes and then wears. A dry-shake hardener has to go in at the original pour, so for an existing slab the honest answer is a topical treatment or accepting the abrasion and planning for it. On new pours, we put the hardener in and skip that conversation entirely.
