In Stilwell the floor is supposed to look like something

Polished, coated, sealed or plain — the finish gets chosen at the end of the job and it gets decided at the beginning. What the concrete is, how flat it lands, how it is cured and what goes into the top all happen on pour day. By the time anyone is looking at samples, most of the options are already gone.

That matters more here than in most places we work. Stilwell is acreage and estate ground in the Blue Valley corridor, and the buildings are private shops, equipment barns, equestrian buildings and the light commercial around Stilwell Corners and the 199th and Metcalf node. These are floors people actually look at. Nobody in a Lathrop machine shed cares what the slab looks like; here it is frequently the point.

So the first question we ask is the last one most contractors get around to: what do you want this floor to be when it is finished? Our industrial floor work is built around answering that before the concrete is ordered rather than after it has cured.

Grinding makes a floor shiny. It does not make it flat.

This is the single most expensive misunderstanding in decorative slab work, and it costs people real money every year. A polishing machine rides on the floor. It refines the surface it is given, and it follows the plane underneath it. Run a grinder over a slab with a dip in it and what you get back is a polished dip.

Flatness is a property of the placement — of the screed, the crew and the concrete — and it is measured as an FF/FL number on the finished slab. A grinder barely touches it. To meaningfully change the plane of a floor you are removing serious material, which is slow, which is expensive, and which runs into a hard limit: grind too deep and you are through the paste and into aggregate you never planned to expose, or into a slab that no longer has the cover it needs.

The same applies to a coating, only worse. A coating is thin. Every deviation the slab has, the coating has, and now it is glossy and lit from above. Curling at the panel edges that nobody would notice on a broom finish reads like a topographic map under a high-gloss urethane. The finish does not hide the floor. It advertises it.

What each finish wants from the concrete before it shows up

Four honest paths, and each one reaches back to pour day. A sealed or burnished bare floor is the cheapest and the most forgiving, it takes almost anything, and for a lot of these buildings it is the right answer. A dry-shake hardener gives you a hard, dense wearing surface where a tractor, a lift or hard wheels run, and it has to be applied at the bleed-water window, which means it is a pour-day decision that cannot be revisited.

A coating needs three things the slab controls: a dry substrate proven with F2170 RH probes, a mechanical profile from shot blasting, and no curing membrane in the way — a compound sprayed on for convenience becomes a grinding bill before the epoxy can bond. A polish needs the most of all. It needs a flat slab because it will not create one, it needs the aggregate you actually want to see, since grinding exposes whatever the mix contained, and it needs a cure that did not seal the surface.

None of those can be added later without paying twice. All of them are free to decide now. That is the whole argument, and it is why we ask the question first.

The county, the ground, and the honest version

Out here the permit conversation is a Johnson County conversation rather than a city one, and ground disturbance falls under KDHE's stormwater rules. The ground is clay-heavy and moves with its moisture content, which is why the base goes in as compacted lifts, the site gets graded to carry water away from the building, and frost walls stay isolated from the floor. The vapor retarder goes directly under the slab and not under a sand blotter — and on a floor that is ever going to be coated or polished, that sheet is not a detail, it is the whole future of the finish. Honest about scale and about proof: this is a rural enclave of roughly 3,800 people, and the work is shops, barns, equestrian buildings and small commercial. What runs on those floors is a tractor, a lift, carts and jacks — random traffic, covered by an honest overall flatness number. A VNA tolerance would be money set on fire and we will say so before you pay for it.

Can we polish the floor later if we want to?
Sometimes, and it depends entirely on decisions already made. A polish grinds into the top of the slab, so it exposes whatever aggregate the mix contained — if nobody asked what the floor should look like, nobody chose that rock. It also needs a surface that was not sealed with a curing membrane, and it needs the slab to already be flat, because grinding will not make it flat. So yes, it can be done later, but what you can get later was fixed on pour day. Deciding up front costs nothing. Deciding afterward means living with whatever the concrete happens to allow.
Will grinding fix a floor that is not level?
No, and this is the most expensive assumption in the business. A grinding machine rides on the floor. It refines the surface and follows the plane it is riding on, so a dip that goes in gets polished and comes back out as a polished dip. Flatness is a placement property — the screed, the crew and the concrete — and it is measured on the finished slab as an FF/FL number. To genuinely change a floor's plane you have to remove real material, which is slow and expensive and runs into a limit: grind deep enough and you are into aggregate you never intended to expose. If flatness matters to you, it has to be bought on pour day.
Do we need a barrier under a barn or shop floor?
If anything is ever going down on top of that concrete, then yes, and it is not close. The vapor retarder goes directly under the slab with no sand blotter over it, because sand between the sheet and the concrete is a reservoir that keeps feeding water up into the floor for years. Ground moisture that has nowhere else to go leaves through the top of your slab, which is exactly where your coating or polish lives. It is the cheapest part of the job and it decides whether the expensive part works. On a bare, sealed floor you have more room to argue about it. On a floor you intend to look at, there is no argument.
