What a Riverside warehouse floor is actually built against
A Riverside industrial floor is designed against a water elevation, not just a soil name. The bottoms behind the levee are river-laid ground with a shallow water table that rises and falls with the Missouri. We set the vapor retarder, the slab thickness and the joint layout against that seasonal high, then prove the floor with numbers before anything goes on it.
That is a genuinely different problem from a new slab drying out its own mix water, which is what most floor schedules are built around. In Horizons Business Park and along Tullison Rd, the water is not just leaving the concrete — it is also arriving underneath it, and it arrives on the river's schedule rather than yours. A floor that reads bone dry in August is not necessarily the same floor in March.
Get that wrong and the failure is not subtle. It shows up as a urethane letting go in sheets two years in, or as curling at panel edges that nobody can explain from the mix records.
What the levee does, and what it does not do
The levee is the reason this city has an industrial base at all. Ground that used to be Missouri River floodplain became some of the most useful logistics real estate in the metro, and Horizons, Riverside 69 and the pads feeding I-635 all sit on it. The levee is doing exactly the job it was built for.
What it does not do is lower the ground water. A levee holds back surface flood; it does not drain the aquifer underneath the district. When the river comes up, the water in the alluvium behind the embankment comes up with it — underseepage is a normal, designed-for behavior of leveed ground, not a defect. The practical consequence for a slab is that the moisture source under your floor is live and seasonal.
So the soil report is necessary and not sufficient. Two numbers matter as much as the classification: how deep the water sits in the wet season, and what the base course between it and your concrete is made of. A clean, open-graded, drainable base is worth more here than another inch of concrete, because it gives the water somewhere to be that is not pressed against your vapor retarder.
The barrier under the slab is a pressure decision, not a habit
On upland ground a vapor retarder is a vapor question — moisture moving as a gas by capillary action. On leveed river bottoms it is also a liquid question, because the water can approach the underside of the slab as water. Those call for the same sheet installed with a lot more discipline.
It goes directly under the concrete. Not under the base. Not under a sand blotter layer — that detail was a finishing convenience that traps a permanent reservoir directly beneath your floor, and on this ground it is close to malpractice. The sheet is a real vapor retarder rather than a builder's poly, it is lapped and taped, it is turned up and terminated at the perimeter, and every pipe, drain and column blockout through it gets patched and sealed before a single truck backs in.
Where hydrostatic pressure is a live possibility, the drainage under the base earns its keep and the sheet stops being optional. There is no version of this you can add later. Once the slab is down, the barrier is whatever you built — forever.
When a Riverside slab is actually dry, and why the season matters
F2170 RH testing puts probes into holes drilled to a set fraction of the slab depth and reads the concrete's internal humidity where it will equilibrate. It is the only test that answers the question a coating manufacturer is actually asking. A taped-down plastic square answers a different question badly.
Here is the Riverside wrinkle. On most sites, RH falls steadily as construction water leaves and you are chasing a number downward to a date. On ground with a live water table under it, the number has a floor set by what is coming up from below — and that floor moves with the season. Test in a dry August and you can pass a slab that will not hold the same coating through a wet spring.
So we test in service conditions with the building conditioned, we test enough locations to see the building rather than one lucky spot, and we hand over the readings. If the number says a floor on this ground will not carry the coating that got specified, that is a conversation worth having in front of a wet slab instead of behind a failed one.
How flat a floor the automotive corridor needs
Flatness is a specification with a number, not an adjective. FF/FL — F-number flatness and levelness — gets measured under ASTM E1155, and the reading has to be taken inside roughly 72 hours of placement, before the slab has moved. If nobody plans the testing into the schedule, the spec is decoration.
The number you need depends entirely on the traffic. Random traffic — forklifts and reach trucks that wander wherever the work is — is what most of the manufacturing and supplier bays around Johnson Controls, Faurecia and Yanfeng actually run, and it takes an honest overall F-number. Defined traffic is different: a wire-guided VNA aisle drives the same wheel path every single trip, and it is specified on defined-traffic F-numbers along that path, because a sixteenth of an inch at 40 feet up is a stopped machine.
Riverside genuinely does build both. That is unusual for this metro and it is why the flatness conversation here is worth having properly instead of copying a number off the last set of drawings.
Class 8 axles, rack loads, and the joints that carry them
Thickness comes from load, not from habit. The governing case is whichever is worse: the rack load under a post baseplate, or a loaded Class 8 truck standing still on a pad. Riverside's supply chain runs both, and the two do different damage. A forklift wheel is a small hard contact patch that moves and destroys joint edges. A parked trailer axle is a large sustained load with duration, and duration is what consolidates a base and leaves the ruts and dished spots this district's truck courts are known for.
Joints are where all of it lands. Saw cuts go in on the concrete's clock, not the crew's convenience. Where hard wheels cross a joint, a dowel basket transfers load across it so panels deflect together, and an armored joint puts steel on the arris at the dock and the door line where the abuse concentrates.
Joint filler is last and it is not caulk. A semi-rigid filler supports the joint edge against wheel impact, and it goes in after the slab has done most of its shrinking, or it tears out and you pay twice.
