Basehor and the city of Leavenworth share a county and a permit system, and almost nothing else about their ground. Leavenworth sits on windblown river-bluff loess that collapses in one direction and never comes back. Basehor, the fast-growing suburb southeast of it, sits up on the glaciated uplands — expansive Grundy and Pawnee clays formed in loess over old glacial till — and that ground heaves. It swells when it takes on water and shrinks when it dries, cycling up and down season after season. So a Basehor driveway does not sink and stay low the way a Leavenworth slab can; it lifts, cracks, and settles on a repeating clock.

Thirty-five minutes west of our Independence shop out I-70 to K-7, Basehor is booming — the self-styled Gateway to Leavenworth County — and most of its concrete is new. That is the trouble. Builder-grade slabs poured fast on expansive clay, with a thin or missing base, crack in year three to five when the ground has cycled a couple of times and the slab has nothing holding it flat.

With about 40 inches of rain a year and a 36-inch frost depth, the water that swells this clay is never far away. The concrete that lasts here is built to ride the movement — a deep granular base, honest subgrade preparation, and joints placed so the inevitable cracking lands where it should. Get that right and expansive clay is manageable. Ignore it and the ground wins on schedule.

Expansive clay moves everything on it. The difference between surfaces is how much of that movement they can absorb before they fail, so that is how we sort the work here.

The least forgiving surfaces are the rigid, thin ones. Sidewalks and walkways, ADA ramps, and curbs and gutters are thin sections that heave and crack first, and on accessible routes a heaved panel is not just ugly, it is out of compliance. These need the base right more than anything, because they have the least mass to resist the clay. Basehor driveways are next — the workhorse slab, and the one where builder-grade shortcuts show up soonest.

The surfaces that tolerate more are the ones with proper jointing and load transfer. Parking lots along the US-24/40 retail corridor and Wolf Creek can ride expansive movement when the joints and base are engineered for it, and the same is true where retaining walls hold the grade change on the county's rolling uplands — the wall's drainage is what keeps the clay behind it from swelling into it.

The surfaces we isolate from the clay are the structural and decorative ones. Warehouse and industrial floors ride on an engineered base by design. And patios, pool decks, stamped concrete, and stained concrete only hold their finish on ground that has already proven it will sit still — decorative work on unproven clay is money poured on a moving surface. Repair and overlays bring back a heaved or cracked slab, but only once we know whether the clay or the base is what moved it. Basehor is one of the fastest-growing small cities in the metro, and speed is not kind to concrete on expansive clay. When a subdivision goes up quickly, the base is where a builder saves time — a thin lift of gravel, or none, poured onto graded clay that was never proven. On stable ground that might last a while. On Grundy–Pawnee clay that swells and shrinks every season, it starts cracking in a few years, right about when the original builder's warranty is gone and the homeowner is left with it.

The neighborhoods carrying the growth — Wolf Creek, Cedar Lake, Falcon Lakes, and the plats spreading along 155th Street — are almost all new construction, which means the first big wave of driveway and patio failures is arriving now. The honest read on most of them is that the concrete is fine and the base underneath it was never built. That is why we start a Basehor repair call by finding out what is under the slab, not by matching what is on top.

The retail side tells the same story. The lots and outparcels along US-24/40 and Wolf Creek Plaza that were built fast now show faded striping, oxidation, and early raveling — surface symptoms of a build done to a schedule rather than a standard.
