Lansing sits between two grounds that fail in opposite directions

Lansing is a Leavenworth County river town wedged between two kinds of failing ground, and which one you have depends on where your lot sits. Toward the Missouri River on the east side of town, the ground is the same windblown bluff silt that Leavenworth city sits on — it stands firm while dry and drops, once and for good, when water reaches it under load. Up on the west uplands past K-7, the ground shifts to the heavy Grundy and Pawnee clays that Basehor sits on, and that ground heaves: it swells wet, shrinks dry, and cycles up and down every season. One town, two opposite movements. A Lansing driveway that sank and stayed low is telling us a different story than one that lifts and cracks on a repeating clock.

Forty minutes northwest of our Independence shop out I-70 to K-7, Lansing has grown steadily alongside Fort Leavenworth, and a lot of its concrete turns over with the military families who move through. Frost depth here runs about 36 inches and the area takes roughly 40 inches of rain a year, so on either ground water is the thing that does the damage.
