Lansing is a Leavenworth County river town wedged between two kinds of failing ground, and which one you have depends on where your lot sits. Toward the Missouri River on the east side of town, the ground is the same windblown bluff silt that Leavenworth city sits on — it stands firm while dry and drops, once and for good, when water reaches it under load. Up on the west uplands past K-7, the ground shifts to the heavy Grundy and Pawnee clays that Basehor sits on, and that ground heaves: it swells wet, shrinks dry, and cycles up and down every season. One town, two opposite movements. A Lansing driveway that sank and stayed low is telling us a different story than one that lifts and cracks on a repeating clock.

Forty minutes northwest of our Independence shop out I-70 to K-7, Lansing has grown steadily alongside Fort Leavenworth, and a lot of its concrete turns over with the military families who move through. Frost depth here runs about 36 inches and the area takes roughly 40 inches of rain a year, so on either ground water is the thing that does the damage.

The read we take before quoting is which ground you are on and what it does. Get the subgrade and the granular base right for that specific movement and either ground is workable. Guess, and the ground decides the outcome.

On the river-terrace side, where silt can drop under load, the surfaces that carry the most weight on the least help are the ones to get right first. Up on the clay uplands, where the ground heaves, the thin rigid surfaces crack first. Sidewalks and walkways, ADA ramps, and curbs and gutters have the least mass to resist a swelling clay, and on an accessible route a heaved panel is out of compliance, not just uneven. Retaining walls hold the grade on Lansing's rolling lots and live or die on the drainage behind them.

The rest we build once the ground under them is settled and proven: patios, pool decks, stamped concrete, and stained and colored concrete. And when a slab has already moved, concrete repair and overlays and resurfacing are the first honest step — but only after we know which ground moved it.
