Edgerton is a small Johnson County town that happens to sit beside the largest concrete in the region — BNSF's Logistics Park, millions of square feet of warehouse floor and truck pavement on what used to be farmland. National crews poured all of it, and none of it is ours. But that is not the work a homeowner or a small business in Edgerton actually needs. The crews that pour a quarter-mile of loading dock do not come out for a 600-square-foot driveway, a back patio, or a pad behind a shop — the job is too small to schedule. Edgerton runs permits through City Hall, with Johnson County codes behind them, and the logistics buildout has kept the commercial side of that process busy. On the Kansas side, land disturbance of an acre or more triggers KDHE stormwater rules — and near the buildout, grading crosses that line quickly. If you are collecting bids, that is worth knowing: a Kansas pour answers to KDHE, and any bid that cites a Missouri permit was not written for Edgerton.

The Logistics Park and its warehouses are the work of national contractors, not ours — naming them as our projects would be a lie, and they are far too big to pretend otherwise.
