Edgerton has the hardest floors in the metro, and we do not pour them

Start with the part most contractors would leave out. We are not the floor contractor for a million-square-foot distribution building at Logistics Park Kansas City, and that is a real answer rather than modesty. Those floors are a specialty with its own equipment, its own crews and its own economics, and pretending otherwise would be the fastest way to hurt somebody.

A floor like that gets placed with a laser screed by a crew that does nothing else, fifty or a hundred thousand square feet in a day, to a superflat tolerance, with a mix developed alongside the ready-mix supplier specifically for that placement and a testing regime running behind it. That is a fleet and a full-time business. It is not what we are, and the people who do it well deserve to be described accurately.

What we do pour in this town is everything else, and there is a lot of it. A 1,500-acre inland port makes work: truck service buildings, shops, small warehousing and back-of-house along Homestead Lane and US-56, plus the older downtown core that was here long before BNSF was. Our industrial floor work is honest about which of those two Edgertons it belongs to.

Flatness is bought with equipment, not with concrete

Here is the thing owners are rarely told, and it explains the paragraph above. A flatness number is not something you specify and the concrete delivers. FF/FL is overwhelmingly a function of how the slab is struck off and when — a laser screed riding a boom over a large placement produces a plane that a hand screed pulled across wet screeds simply cannot, no matter what is in the truck. The mix contributes. The placement method decides.

Which means a tolerance written on a drawing that the crew has no equipment to reach is not a specification. It is a disagreement with a delivery date. And it surfaces at ASTM E1155 testing, which runs within 72 hours of placement, when the floor is down and the only remaining options are all expensive.

The same logic runs in the other direction, and this is where it saves people money. A VNA tolerance exists because a turret truck at forty feet of lift amplifies every deviation in the floor into a sway at the top of the mast. That is a real problem in a real building. It is not a problem in a truck shop with an overhead door and a two-post lift, and paying for that number there buys nothing at all.

The spec that got copied off somebody else's building

The predictable Edgerton problem: a small building's drawings inherit a floor spec from a distribution center, because the design got adapted from a set that was drawn for one. We have read tolerances on 6,000-square-foot shops that would be at home on a high-bay racked floor, alongside joint details nobody on that job intended to build.

Nobody put it there maliciously. It got copied, and reviewing it was not anybody's assignment. But the owner ends up paying for a number that has no relationship to what they do, and if the spec stands, whoever pours it is either eating a fight at testing or pricing in the equipment to hit a tolerance the building will never use.

We would rather write it down honestly. What actually runs on the floor, whether that is random or defined traffic, where the rack load lands if there are racks at all, and what tolerance follows from those answers. Then the number on the drawing is one somebody chose for this building. On most of what we pour here, that number is an overall flatness spec and nothing more exotic.

Homestead Lane, the rock, and the floors that are actually ours

The ground here runs shallow limestone, three to eight feet down across this part of southern Johnson County. Where it is close, it is superb bearing and nothing you do will improve it. The problem is never the rock — it is the transition, where part of a slab sits on limestone and part sits on soil or on fill placed to reach grade. Those two support each other's loads differently, and a floor spanning the change without anyone accounting for it will find the line. So the base gets built to a consistent condition rather than to a consistent depth, and our excavation approach covers how we handle it.

Everything else stays disciplined regardless of scale. A vapor retarder directly under the slab and not under a sand blotter, a dowel basket across every construction joint where load has to cross, saw cuts on the concrete's schedule, and F2170 readings before any coating gets ordered. The City of Edgerton reads the plans and ground disturbance falls under KDHE's stormwater rules.

Our drawings call for a very tight tolerance on a small shop. Is that right?
Probably not, and it is worth asking where the number came from. Around a logistics park, small-building drawings frequently get adapted from sets drawn for distribution centers, and the floor spec comes along with them. We have read very narrow aisle tolerances on shops with an overhead door and a two-post lift. That number exists because a turret truck at forty feet turns a small dip in the floor into a real sway at the top of the mast — a serious problem in a high-bay racked building and no problem whatsoever in your shop. If nothing lifts to that height, you are paying for something you will never use. That money belongs in the base and the joints.
