Two grounds under one Lexington town

Lexington sits on a Missouri River bluff, and that puts a patio on one of two very different grounds. Down near the river the ground is alluvial bottom with a high water table; up on the bluff where the old town stands it's loess — wind-laid silt, firm dry and weak wet. The compacted base a patio needs depends entirely on which one your lot sits on, so the first thing we do here is read the ground before we quote the pour.

This is a heritage river town — the Battle of Lexington site, the Lafayette County Courthouse with the cannonball still in its column, the Madonna of the Trail, blocks of massive 19th-century homes above the water. Those grand old lots sit up on the bluff loess; the newer, lower ground runs toward the bottoms. Same town, two ground rules. The rest of this page is how we build for each.

Reading your lot before we pour

On the bluff, the job is holding loess firm and dry. We strip topsoil, cut to grade, and build a tamped granular base that spreads the load and drains water away before it can soften the silt underneath. On the low ground toward the river, the water table sits close to the surface, so there the base has to be built up thicker on free-draining stone to keep the slab riding above the wet rather than on saturated ground.

Either way we lock the perimeter with a thickened edge and a restraint point so the slab holds its line, and we pour a 4,000-PSI air-entrained mix so the surface stands up to freeze-thaw off the river. On the softer bottom ground we also carry reinforcement through the slab and dowel the wider joints so load transfers across them instead of one panel dropping below the next. Reading the ground first is what lets one crew build right on both — the same base thinking we bring to every patio we pour.

Draining a patio on a bluff or a bottom

Water behaves differently on Lexington's two grounds, and the drainage answers each. On the bluff, runoff picks up speed on the slope and will cut a channel into loess if it's left to run — so we grade the pad to shed and route roof and surface water into a run that daylights well downhill of the slab. Down on the bottoms the ground can't take water in at all, so every drop has to be moved off the top and away.

Both start at the door. Every pad we pour falls about a quarter-inch per foot — positive drainage that clears a downpour fast — and the finished threshold elevation sits a safe step below the sill with the ground falling away, so water never backs toward the house. On the bottoms that grade is doing more work, because there's little natural fall to help it; on the bluff it's keeping the loess from washing. We tie the downspouts in either way so the roof's water leaves the patio for good.

Jointing for ground that moves its own way

Each ground cracks a slab differently — the bottoms settle where the alluvium is soft, the bluff loess settles when it's wet, and both work with the seasons. We control all of it with jointing. We run a contraction joint a quarter of the slab deep and keep the lines to two or three times the slab's thickness in feet — a cut every eight to twelve feet on a four-inch pad — so the slab lets go along those lines rather than out in the open field.

Where the patio meets the house we set a full-depth isolation joint so the slab floats free of the foundation, and at any inside corner — common in the ell-shaped plans of Lexington's old homes — a re-entrant corner throws a crack off the point unless a control line runs to it. On the softer bottom ground we dowel the wide joints so the panels stay level as the soil works. The same detailing goes into patios we pour over in Independence and Grain Valley.

A finish that fits a historic river town

In a town built around 19th-century brick and stone, a patio finish has to belong to its house.
