That water is not clean in the chemical sense. It was never meant to be — the dissolved minerals were the entire attraction. The historic waters here were sold as iron-manganese, saline, and sulpho-saline. Sulfur is in the name of one of them. Concrete has an opinion about that, and the time to hear it is before the truck arrives, because a mix decision expires the moment it does.

What mineral ground water can do to a slab, and what it cannot

Sulfate is the one that matters. Dissolved sulfate reacts with the aluminate phases in hardened cement paste and forms a mineral that occupies more room than what it replaced. The paste swells from the inside, softens, and gives back the strength it originally tested at. It is slow, it is invisible for years, and there is no repairing it after the fact — the answer is a different mix, chosen before the pour.

None of this is guesswork. ASTM C1580 measures water-soluble sulfate in soil, and ACI turns that result into an exposure class. Below about 0.10 percent by mass the site is class S0 and an ordinary floor mix is the right answer. Between 0.10 and 0.20 percent it becomes class S1, which means Type II cement, a water-cementitious ratio capped at 0.50, and 4,000 psi minimum. Past that the limits tighten again and the cement type itself changes.

Now the honest part: most sites in this town will test S0 and need nothing unusual whatsoever. The soil test costs a fraction of a single truck of concrete. We run it anyway, because the alternative is assuming, and an assumption about cement chemistry cannot be revisited once the saw cut is in and the rack load is sitting on top of it.

The floor above the chemistry

The sheet under a slab does more than one job. A vapor retarder placed directly beneath the concrete — not down under the base, and never with a sand blotter layer over it — is what keeps ground moisture out of the floor. It also puts a physical break between the concrete and whatever the ground water happens to be carrying. Build the interior floor correctly here and most of the chemistry question is already settled across the field of the slab.

Where it stays live is everything that is not sitting on that sheet: the frost walls down at 36 inches, the perimeter footings, the dock walls, the exterior aprons. Those are cast against raw ground on purpose. If the soil test comes back S1, that is exactly where the different mix goes, and nowhere else.

Above the sheet, a floor is a floor. Clay County's upland silty clay holds water and cannot shed it downward, so F2170 RH testing sets the date a coating or a dry-shake hardener can go down — not the calendar, and not a taped-down plastic square. We size the slab to what genuinely runs on it, which in this town means carts, pallet jacks, box trucks and an occasional lift rather than a high-rack aisle. That is random traffic, and it does not need a VNA tolerance. We will tell you so rather than sell you one.

Permits, the historic district, and what we can honestly show you

Commercial floor work here goes through City Hall, and the downtown historic district draws a closer read than the MO-69 corridor does — reasonably so. Ground disturbance falls under MoDNR's stormwater rules, and we carry that paperwork instead of handing it back to you.
